Polished concrete is the only flooring system on this list that adds nothing to the slab — it refines what is already there. There is no coating to delaminate, because there is no coating. The process mechanically grinds and progressively refines the existing concrete through a sequence of diamond abrasives, then chemically hardens it. That is why a commercial polished concrete floor in a high-traffic retail environment routinely lasts 20–30 years with minimal maintenance, outlasting a coated floor that needs recoating every 10–15 years under the same traffic.

The work is a seven-stage diamond progression. Coarse metal-bond diamonds remove surface imperfections and open the concrete; the floor then steps through progressively finer resin-bond grits — typically 100, 200, 400, 800, and up to 1500 or 3000 grit depending on the target sheen. Between the grinding stages, a lithium silicate densifier is applied. The densifier reacts with free lime in the concrete to form a harder, denser surface that resists abrasion and dusting. The final grit determines the finish: a 400-grit stop gives a satin look, 800 a semi-polish, and 1500-plus a true high-gloss reflective surface.

Polished concrete is also the sustainable choice — it has effectively zero VOCs, no coating odour, and contributes to LEED credits because it reuses the structural slab rather than importing a flooring material. The cost advantage is real for sound slabs: a basic polish typically runs 15–25% below a full epoxy coating system. The trade-off is that polishing depends on the slab. A structurally sound floor with surface cracking and staining can be ground through and densified; a slab with deep delamination or no hard-trowelled surface may need repair first. Epoxy coatings typically need recoating after 10–15 years in similar conditions.
Most damaged concrete can be polished without replacement. Surface cracks, spalling, and staining can be filled and ground through. The key factor is whether the slab has structural integrity. We assess every slab before quoting — severely delaminated slabs may need repair before polishing, but slab replacement is rarely necessary.
A properly ground and densified concrete floor has a slip resistance comparable to vinyl tile. We can apply a penetrating silane conditioner for kitchens, entryways, and wet areas that maintains the polished appearance while improving wet-surface grip.
